The property market is a little all over the place at the minute. Let's call a spade a spade.

BUT, hidden gems do exist, when you look hard enough. We've done a little digging and have found a few spots on the market that hopefully won't entirely break the bank.

1. Maxwell Road, Rathmines, Dublin 6

The down-side here is that is's available only for three months – but this two bedroom, one bathroom flat might just be the spot to settle into while you scope out somewhere more long-term.

It suits two or three people, and with a price going of €1,250 monthly - it's actually a pretty good deal. Close to town and super close to local amenities - this one's worth a look.

2. Old Cabra Road, Dublin 7

This refurbished own door, three bedroom flat is in stellar condition and an excellent location.

It's a three-storey flat which comprises a large living room, separate fully equipped kitchen/dining room, utility room, three large double bedrooms and main bathroom with wooden floors and gas fired central heating. Better still, it's nice and close to the city centre, and Smithfield.

At €1,875 monthly between three, this flat would come to €625 each month each.

3. Brighton Road, Rathgar, Dublin 6

This-two bedroom flat isn't what you'd call pretty – but if location is what you're after, then the stunning period Brighton Road might be right up your, um, street.

Just a short walk to Rathgar village with all necessary amenities and transport links, this flat has one double bedroom and one single bedroom, as well as a lounge with kitchenette and a shower room.

This flat comes at a price of €1,195 monthly.

This large garden flat is located on Regency House on Milltown Road, on the Ranelagh end, between Abbeyfield and Garrynure.

There is also a small private patio and access to a large garden. The house is serviced by bus routes 61, 44, 11, 62 and 7, and is also minutes from the Milltown Luas. This one comes in at €1,250 a month, and is for two people to share.

5. Leinster Road West, Rathmines, Dublin 6

This self-contained flat contains two single bedrooms, as well as kitchen and living room, power shower and bathroom in a quiet house adjacent to shops, buses etc.

And, the beauty of this place is that you'll find central heating, piped TV aerial and bin collection included in rent. Rent comes in at €1,100 for two people – meaning you'll come in under €600 a month.
